Basic guidelines for filing an appeal.
Stay within your neighborhood. Take pictures and use 3 homes similar to yours ie; ranch to ranch, split level to split level, and 2 stories to 2 stories. Stay with in 5% square footage never more then 10%. 1) Go to Algonquin township web site. Enter street only for your neighborhood. Print out list of all homes in your neighborhood. Enter all square footages form assessors office only. Pick out three similar to your home. Tip Enter information onto an excel spreadsheet for use next year also. 2) Next go to McHenry county site and look up tax bills for homes that you picked out. Upper right hand corner gives you assessed evaluations. Compare all three against yours and see if larger similar homes are assessed less then yours. If so you have a good case for appeal. To go with recent sales appeals; 1) Find 3 similar homes in your neighborhood that follow the guidelines above. 2) Get the MLS closed sheets and compare to your fair market value as found on the tax bill upper right corner appx. 3) If the sales now show that your home is overvalued you have a good case for appeal.
