 Good Day! We have hit some new numbers that are truly amazing! The media is finally starting to report that this market has gotten traction BIG TIME! That exposure is increasing the speed of an already hectic pace. The big number is pending homes. In April almost 10,000 homes went under contract! That compares to only about 6,500 last April. Inventory remains an issue throughout many areas of Illinois and, in fact, most of the country. We are down to just over 40,000 active listings. 25% of those listings are already under contract. That leaves about 30,000 homes actually for sale. The homes sold count was up by about 30% as well. The months supply is at only 2.8 ! Prices are rising steadily as inventory dwindles. Well priced listings in good locations are seeing multiple offers. Cash offers and investors are common place. Appraisals are becoming an issue with properties under contract outpacing recent closed sales.
